MOUNTAIN SHADOWS MANUFACTURED HOME PARK: Golden, population 5,000 is in the Kootenays about 163 miles from Calgary, Alberta and 443 miles from Vancouver BC. Golden is on Hwy 1 and is nestled between the Rocky Mountains on the east and the Purcell mountains on the west. MAPLE GLEN MANUFACTURED HOME PARK: Lantzville is a seaside town immediately north of Nanaimo (pop. 75,000) on Vancouver Island. Rural in nature, the Lantzville area attracts those who wish to live on acreage or do not wish to live in a large city. Maple Glen Village MHP is situated between the Island Parkway and Lantzville Road and is on 8.04 well-treed acres. This is a very quiet, stable, low maintenance park, with all tenants over age 55. No additional pads can be added at this time, as the area does not have sewer.

There are 18 very large pads, paved roads, some streetlights, and 100 amp electrical service. When the government widened the parkway about five years ago they purchased over an acre from the owners and this land had the well on it. The government, at their expense ($90,000), installed a new drilled 80 ft well, new pump, new pumphouse, a 30,000 litre reservoir and a concrete sound barrier wall along the parkway side of the property. Sewer is by individual septic tanks to each unit. These are cleaned out on a rotating basis over a four year cycle. Eleven pads have two people in each septic unit and seven pads have only one tenant.

There is also a 10 year old, 1656 s.f. full basement (finished) home with a 24x30 ft garage. The home shows like new and was recently estimated to be worth about $225,000 if it was on an acre. A buyer can subdivide the home from the park reducing the overall purchase price. The owners currently live in the home. A rental income of $1,100 per month is included in the gross and an expense of $3,600 is included for an on-site manager if required. all tenants pay by post-dated cheques, so there is little management to be done.

BURLS GARDEN MANUFACTURED HOME PARK: This 35 pad plus one home park is top quality. On a scale of 1 to 10, it is an "8". On full city services, underground electrical, street lights, paved roads and driveways, good landscaping and good lawns. The pads are wide and deep making happier neighbours and giving the park more eye appeal. There are many near new mobiles in the park. The land size is 10 acres and there is an approved 15 pad expansion. Additional further expansion land is available.
