SUNRISE VALLEY MANUFACTURED HOME PARK: Prince George, a bustling city of 80,000 is the geographical centre of British Columbia. www.city.pg.bc.ca Highway 97 is the north/south Highway and Highway 16, the Yellowhead route stretches west to east from Prince Rupert on the coast to Manitoba. The park is on 9.41 acres and located on the south-west side of town and only 5-7 minutes to downtown. The park has 114 pads, 1 suite/office, 3 owned mobiles and boasts 400 feet of Fraser River frontage. The land is flat, fenced and should be considered in fair to good condition visually. Electrical is underground and over $300,000 has been spent in the last three years completely upgrading the electrical to 100 amp service. The park is on City sewer and has two-deep water wells for tenant use. The park is fully paved including driveways and all pavements are in good condition.
The Provincial Government recently sold BC rail to CN rail for almost 1 billion and $500,000,000 of the funds is to be spread from Prince George to Prince Rupert over the next few years. CN rail announced Prince George has been declared its northern division office. Prince Rupert is expanding its grain and lumber terminals and this will resonate positively all the way back to Prince George. Canfor just bought out Slocan Forest Products and now produces 5.2 billion feet of lumber per year while the total for BC is only 8 billion feet. Now that CN can ship direct from Prince George to Chicago and points between travel time is cut by over one day and Prince Rupert is closer to the Orient. Realtors in Prince George tell me that there is a noticeable increase in economic activity and in particular the increase in housing sales and the abundance of new housing.
Currently the park has 14 vacancies and since the owner acts as the park manager an allowance of $25,000 has been added into the above stated expenses to hire a manager.

Thank you for your interest in this park. It has now sold for $1,680,000.

FALCON MANUFACTURED HOME PARK: Located in the Regional District of Comox-Strathcona, population 100,000 www.rdcs.bc.ca and close to the Comox/Courtenay airport. This park of 73 pads is on 15.80 acres and currently all the land is being used. The land is flat and the park is in excellent condition with well laid out pads and roads with two entrances off Ryan Road. Some sections are in trees and the balance cleared. There is a children’s playground and an enclosed RV storage area. Electrical is underground and is 100amp. There are streetlights throughout the park. Water is by the Regional District and sewer is by an Advantex treatment plant.
